Nab's Corner Associates (NCA) recommends you first visit Martha’s Vineyard  for at least one week and explore all six towns in detail.  The best time to visit is May to June and September to October, as housing is much easier to secure during these periods ... and the weather is ideal.

NCA can show you vacant land properties they own in a matter of two (2) hours.  Most of the land owned by NCA is only sold as a House/Land package.   Occasionally, NCA will sell land without any conditions or house construction package requirements (such as the Chappaquiddick   property).

If a suitable parcel of  land is not available from NCA, NCA will then show you, acting as a licensed real estate brokerage firm, properties from the Martha's Vineyard multiple listing service (owned by other persons/parties).   Once a suitable property is identified that is owned by NCA, a detailed discussion of the type of home desired is entered into.  If NCA believes they can meet the client’s objectives and budget, a “Real Estate Hold” agreement is entered into, which freezes the sale of that particular property to any other person for a stated time period.  A nominal, and fully refundable, escrow fee is usually held to secure this option.

The next stage is to obtain a house design.  NCA will design a home for a nominal fee.  In the alternative, the client may already have a design selected or wish to engage the services of an Architect.  Once a design is completed, NCA will quickly calculate the cost of the land and house package in a two-page summary proposal.  If acceptable, a binding contract  to purchase the land is entered into as well as a contract to build the home (subject to any stated conditions).

(Note:  This process may be somewhat different if NCA does not already own the property and would be subject to the terms of the person/party owning the property).

With the land under contract to purchase, and a design and building contract in hand, the client may apply for bank financing at one of the several loan institutions here on Martha’s Vineyard (if outside funds are needed).  NCA always recommends each client secure their own personal Attorney, registered in Massachusetts, to guide them through this process.
